What is 'Design and Build'?

"Design and Build" is a bespoke villa building service whereby you can work one to one with our architects to design your dream home. We have selected plots of land to choose from or we can assist you in finding and buying land that is available on the open market though our ‘seek and find’ service.

If a blank page is too difficult for you our architects do have a number of designs that can be used or adapted to your individual needs.

Lycia Properties will send photos via email on a regular basis to keep you informed about the progress of your villa.

What are the benefits of designing your own villa?

Personalise your dream home
You get the villa you have always dreamed of. If there is something in the design that you would like to alter, it will be possible to do so. You have a choice of the kitchen and bathroom units, ceramics, wall colours, etc.

The price is secured
Property prices in Turkey are constantly rising. You can secure tomorrow’s property at today’s price, and all newly built villas come with a 5 year building guarantee.

Spread the cost
Stage payments can be made throughout the build process enabling you to spread the cost. 90% of the purchase price will be paid during construction. The remaining 10% is payable when keys are handed over on completion.

Stage Payments
The price of your chosen land, villa style, size of pool, garden landscaping and fittings and fixtures will determine the final price you pay. Once you have decided these, a contract will be drawn up between Lycia Properties and yourselves and 10% of the total price will be payable. At this time the stage payments will also be agreed. These are generally:
10% on signing the contract
40% when the foundations are laid
40% when the roof goes on
10% on completion

Advance payment
For purchasers able to pay 90% of the purchase price on reservation, Lycia Properties offers additional discounts. As with stage payments, the remaining 10% is payable when the keys are handed over on completion.
